Escrow adds three real costs: a fee split between buyer and seller, one to two weeks to fund it, and one to three weeks to transfer and inspect before release. Any dispute inside that window runs on the escrow provider's own process, not a quick conversation. None of that makes skipping escrow smarter, since the one failure it prevents costs far more than its price.

What the Escrow Fee Actually Costs
Escrow.com, the provider Kairos settles through, publishes a schedule that runs 2.6 percent at the bottom, with a 50 dollar floor on the smallest deals, down to 0.7 percent above 10,000,000 dollars, checked 29 July 2026. On a 120,000 dollar store that works out to 2,280 dollars in escrow fees. On Kairos that fee splits 50/50 between buyer and seller on both lanes, self-serve and full-service alike, and Kairos never carries it. So it is not a symbolic line item on either side's own accounting. It is real money leaving both parties' pockets when the deal closes, and treating it as free is how a buyer or seller underprices what a deal actually costs to run safely.
The Real Time It Adds
Escrow does not release as soon as money moves. Signing the asset purchase agreement and funding escrow in full typically takes one to two weeks, and transferring the assets, letting the buyer inspect them, and releasing the funds typically takes one to three weeks on top of that. A direct wire-on-trust handoff needs none of that time, which is the entire appeal of skipping escrow, and also exactly what skipping it gives up. That stretch of weeks is real calendar time for a buyer eager to run the store and a seller eager to be paid, and calling escrow free because no fee changes hands twice ignores the time cost sitting right next to the money cost.
The Dispute-Process Friction
If something goes wrong inside the inspection window, escrow does not settle it with a phone call between two people who trust each other. Every deal closes through escrow with an inspection window agreed up front, and a dispute inside that window runs on the escrow provider's own process. Kairos never holds the purchase price and never adjudicates it, mediating the facts instead from the append-only deal-room log. That is real friction: a formal process, on someone else's timeline, replacing what would otherwise be a quick conversation between two parties who already trust each other. It is also the exact mechanism that protects whichever side has no leverage left once that trust turns out to be misplaced.
Why Skipping It Is Still the Wrong Call
The fee and the days are the price of removing one specific failure mode: one side left holding neither the money nor the store. The common escrow mistakes buyers and sellers make are all versions of one mistake, letting something move before the money is committed, and almost every horror story starts politely, a buyer asking for early access as a favor, a seller shipping the domain first to show good faith. Skip escrow to save the fee and the days, and a wire-on-trust handoff reopens that exact failure mode at full force. On any deal where a stranger's money and a stranger's store are both moving, the costs above are what safety costs, not a tax worth dodging to save a percentage point and a couple of weeks.
