Retainer is an upfront fee a business broker charges before the sale process begins. It is paid whether or not a buyer is ever found, sometimes credited later against the final commission. It pays for the broker's own valuation and marketing work, done before there is a sale to take a percentage of. Kairos charges nothing like it: listing a store costs the seller nothing before close.
